Selling your property

There are two main selling methods residential real estate Auction or private treaty. Auction is a great method if you have a highly desirable/hard to price home or for people with a restricted time frame.   Private Treaty is the most common method and is suited to most homes. This method gives the market place total clarity on what you are asking for your property.

The price is set by first researching the market and using recent comparable properties that have sold in the area. Pricing your home correctly is very important to maximise the initial impact when your property first enters the market.

Marketing is key to attracting buyers to your property. An effective marketing campaign will be the difference between buyers noticing your property or missing it completely.

Selecting the right agent will be the difference in selling your home for an average price or the best possible price. Some agents are highly skilled & motivated while others are not. Your agents function is not just to show buyers through your home, it is to market and negotiate the best price for you. The negotiation skill set of your agent is paramount in order for you to receive the best result.

Preparing your home for sale

You have made the decision to sell! Now it is time to prepare your home and achieve the best possible result by following some simple presentation tips,. Presentation is not just about how clean your home is but how it flows, what impression it gives and how the buyer feels when they first see your property.

Ensure your house is clean and tidy, de-cluttering makes your home feel instantly bigger and open curtains to allow as much light in as possible. Ensure your home has maximum street appeal by high pressure washing walls, replace cracked/broken glass, clean out gutters, mow the lawn and add fresh mulch to garden beds.
