Before buying your property
Purchasing a property can be one of the most stressful & time consuming transactions in your life. Following some simple steps and doing your research will help take some of the stress away and help you achieve your dream of securing your property.
Before you start looking for a property, you will need to know how much you can afford. Apply for ‘pre-approval’ from your bank or mortgage provider, this approval indicates that you are eligible to apply for a home loan up to a certain limit. Pre-approval is useful for showing vendors that you are serious and allows you to move quickly when you find the right property.
Prepare a criteria of what you are looking for in the property – needs versus wants – for example, how many bedrooms, bathrooms, location and consider what you may be prepared to compromise on.
Register to be put on Wilsons Buyers Database with your selected property criteria. This way you will receive emails notifying you of any new properties as they are listed.

Offer, Acceptance & Exchange
Once you have found your ideal property and you are prepared with your pre-approval it is time to move quick. Tell your agent that you are in a position to buy and should you first need to sell before buying, your Wilsons agent will be able to help you.
It is highly recommended that you arrange a pest and building inspection on the property. This ensures you know exactly what you are purchasing and if there are any serious defects on the property. This may also effect the price you are willing to pay. Once you are fully informed you can make your offer in writing or email to the selling agent who will present the offer to the vendor. The agent will negotiate on behalf of the vendor and if your offer is accepted, be ready to proceed with the exchange process. Depending on the agreement, you will either exchange unconditionally or with a cooling off period.
Once the property has exchanged, it takes on average 6 weeks to settle.
